The 45 John Street was originally built as an office building for Collegiate Church Corporation.

The building was sold to the developer in 2008, immediately two more stories were added for penthouses, and work proceeded to turn this office space into loft style apartments.

The top two floors which are the addition, were built to hold the penthouses, totaling seven.

The roof of the building is dedicated to providing terraces to the upper floors.[1]


Fountain in City Hall Park

The 45 John, is located in the Financial District, commonly referred to as the "FiDi" by residents. Being at the corner of Dutch Street and John Street means this is a convenient location.

The walk score is a perfect 100 as is the transit score a 100 out of 100. The bike score is at 81 out of 100, the terrain being flat and bike lanes are accessible. However it is notable that traffic is heavy in this area during the day and may pose some issues to a bicyclist.

Less than 4 blocks away is the site of the World Trade Center skyscrapers that fell in the attacks on the day known respectfully, as 9/11. There is a monument erected on the spot to honor the lives that were lost.

Several small parks are in the area, and the City Hall Park is just three blocks to the north. The oldest city hall in the United States,New York City Hall, is located in the park and graced with beautiful central squares and fountains.

The television show Spin City and the movie Ghostbusters, were both filmed in and around City Hall Park.

Efforts have been made in the last decade to increase safety and security in the area's public spaces. Adding lighting and opening up the public parks to allow more visibility.[2]


The condominium was constructed of concrete with a grey brick exterior and it has an expected pre-war quality.

The renovations that converted the interior spaces allowed the designers to install top notch technology packages. Built in wiring for sound system and docking stations for iPods as well as Verison FiOS is standard in every apartment.

Each unit has ten foot ceilings and built in appliances. The floors were all covered in Brazilian walnut. Bathrooms are equipped with Zuma soaker tubs, marble counters, and rain shower systems.

The penthouses were the reason for the two floor addition and they are equipped with wood burning fireplaces and wrap around terraces.[3]

Layout and Features

The condominium lobby features a 24 hour doorman and concierge services.

Several large elevators are at the residents disposal, providing convenience and ease of access.

The building also has central air conditioning which maintains ambient temperatures throughout.

Also providing a live in superintendent, and concierge service by Insider.

The lobby has refrigerated storage for deliveries.

There is no garage and the street view is completely without landscaping.[4]
