Designed by RTKL and developed by UDC in 2008, 717 Olympic Apartments is a 26 story building offering 151 one and two bedroom rental apartments. 717 Olympic is located in LA's South Park district, and is nearby landmarks like Staples Center and the LA Convention Center. With panoramic views of Hollywood Hills and downtown LA, and being a short walk to LA LIVE's entertainment campus, the rental building offers its residents the highest convenience and luxury.

The building has a full service line of amenities, including an 8th floor lounge, rooftop observation deck with a pool and biking area, private parking and concierge services.

717 Olympic is not your average rental building, and offers its residents the highest of luxuries. The residences offer high ceilings, window walls with solar shades, open kitchens with granite slab counter tops and stainless steel appliances, as well as spa-like bathrooms with oval soaking tubs.

The area of South Park is known as a low-income neighborhood in South Los Angeles. It has a high concentration of youthful residents, and high ratio of single parents. A total of 30,496 people live in South Park's 1.41 square miles. The neighborhood is named after a municipal park that opened in 1900. Established on a 20 acre plot of land, South Park is located at 345 East 51st Street. The park features a baseball diamond, basketball and tennis courts, children's play area, and seasonal pool.[1]


Location

Situated on the corner of Olympic Boulevard and Figueroa Street in the South Park neighborhood of LA, 717 Olympic is nearby many restaurants, cafes, grocery stores, parks, and shopping. Public transportation is very convenient, with a bus stop at the doorstep of the building and the Pico train station two and a half blocks south west. The area is considered a "rider's paradise" with a public transportation score of 100.

The nearest cafe is a Starbucks at the doorstep of 717 Olympic. The Staples Center and Nokia Theater are just block away and the Grammy Museum is just across the street. Nearby outdoor places include Grand Hope Park, Pershing Square, Angels Knoll Park, and Grand Central Market.

Construction

717 Olympic is a concrete building with an exposed, white concrete façade standing at 26 storeys or 104.82 meters high. The developers worked on a compact site, and the architects created visual harmony with the next door 1922 Romanesque style Variety Arts Club. The massing, framing, and organizational structure that envelopes the design of the building also compliments the surrounding environment of the building.

An expressed moment frame was employed on each side of the building to maximize space and minimize structural costs.

Aesthetically, the expressed frame articulates and organizes the development. Deep set backs and shadow lines on the exterior of the building creates a visual sense of layering and texturing.[3]


Layout and Features

At 26 storeys, the building has 151 one and two bedroom floor plans that range in size from 600 square feet to 1,644 square feet. The building offers seven levels of parking, and the ground floor is used for retail and commercial spaces, alongside 717 Olympic's residential lobby of 7,499 square feet.

Nine units can be found per floor in the building, all with varying floor plans, including two storey penthouse units. The residences feature private balconies above the podium, maximizing views of the surrounding entertainment district and downtown area.

High ceilings, open floor plans, high end finishes including bamboo flooring, stainless steel appliances, and stone finishes can all be found in the residences. High end amenities include a pool deck, exercise facility, film screening room, temperature controlled wine storage, a gourmet kitchen, an outdoor grilling area, and a theater.[4]

Staples Center

Just next door to 717 Olympic, is the famous Staples Center, LA's major multi-purpose sports arena and host to over 250 events and nearly 4,000,000 guests a year. As the host of the annual Grammys, Staples Center has been accommodating to many celebrities since its opening in 1999. The development of the building was financed privately at a cost of $375 million, and is named for the office-supply store, Staples, for which the center's corporate sponsors paid for naming rights.

Opening as the home to the NBA's Los Angeles Clippers and Los Angeles Lakers, the venue was quickly joined by Los Angelese Kings, Los Angeles Sparks in 2001, and Los Angeles D-Fenders in 2006. The venue became home to the AFL's Los Angeles Avengers in 2000, and lasted until the team's discontinuation in 2008. Named New Major Concert Venue in 2000 and Arena of the Year in 2001 by Pollstar Magazine, Staples Center continues to be nominated for the title each year.
