In the early 20th century, the architectural team of Schwartz & Gross designed many of the most famous residential buildings in New York City, including a large portion of the iconic Central Park West. Their work was not exclusive to that famed stretch of road, and reached all the way up to the northern end of the Upper West Side, where 845 West End Avenue finds its home.
Built in 1930, 845 West End Avenue is a prewar high rise residential building that was converted into luxury condominium residences in 2010. The conversion brought the building into the 21st century while respecting its prewar history, as conversion architect CetraRuddy was careful to preserve many of the building’s prewar design aesthetics.
With an address on one of the Upper West Side’s most famous streets and its historically significant design, 845 West End Avenue proved to be popular with buyers, and will likely remain that way for the foreseeable future.
Located on West End Avenue between West 101st Street and West 102nd Street, 845 West End Avenue finds itself on the North end of one of the Upper West Side’s most famous streets. Running between West 59th Street and West 107th Street, West End Avenue derived its name from the fact that the Upper West Side was once a separate area from the main hub of New York City, and therefore was nicknamed the West End. West End Avenue itself was developed in the 1880s for the numerous commercial buildings that were constructed to serve the line of mansions that were filling up Riverside Drive, located one block to the West. West End Avenue eventually fell into disrepair and disrepute, and by the mid-20th century, the street was home to numerous Single Room Occupancy hotels, as well as many criminal activities, such as drugs and prostitution. Gentrification came to the area in the 1980s, and with its abundance of classic residential buildings and late 19th century townhouses, high end buyers have transformed West End Avenue into a trendy and upscale neighborhood.
West End Avenue is home to several notable apartment buildings, including the Apthorp, the Cleburne building, and 520 West End Avenue. Additionally, within a block of West End Avenue there is the Collegiate School, Lincoln Towers, Straus Park, and Riverside Park. Finally, West End Avenue has attracted many notable residents and celebrities over the years, including Tina Fey, Joseph Heller, Ludwig von Mises, Madeleine L’Engle, Isidor and Ida Straus, and Jesse L. Lasky, while the fictional works The Mirror Has Two Faces and The Prince of West End Avenue were both set along this street. 
With a walk and transit score of 98 out of 100, residents of 845 West End Avenue do not require a car to complete their daily errands, as they are close to an abundance of food, shopping, home services, and transit options. 845 West End Avenue was originally designed by the architectural firm of Schwartz & Gross, the firm behind such iconic New York buildings as 55 Central Park West, the Majestic Towers, and 370 Riverside Drive. Constructed in 1930, 845 West End Avenue was not converted into a luxury condominium until over 75 years later. In 2008, the building was purchased for just over $83 million, and construction on the conversion began shortly after. The conversion was developed by Sterling American Properties and Atlas Capital, and the architect of the conversion was CetraRuddy. The conversion was marketed as a luxury update to a classic New York City building that retained much of 845 West End Avenue’s prewar detailing, with the conversion being completed in 2010.
Layout and Features
Standing 15 stories and containing 91 apartments at the time of the building’s reopening in 2010, 845 West End Avenue is a classic prewar high rise residence. Apartments within 845 West End Avenue range in size from two to four bedroom units, and come in six different layouts. The building itself is divided into East and West wings, with three apartment units per floor. These apartments range in size from 1,634 square feet to 2,557 square feet and contain many luxury features, including:

Built in 1930, 845 West End Avenue was constructed long before the era of sustainability and green living awareness, and therefore the building is a product of its time. Although this building is not designated as a green building, residents who wish to help improve the building’s overall sustainability can do so in numerous ways, including:

- Installing more energy efficient materials and appliances when updating and/or renovating their apartments
- Limiting the use of a car in favor of walking or taking public transit in order to reduce their carbon footprint
- 845 West End Avenue’s original architects, Schwartz & Gross, had a very prolific career in New York architecture in the first half of the 20th century. They were responsible for eight of the historic buildings that are located along Central Park West, all of which are contributing properties to the Central Park West Historic District.
- Former tenants of 845 West End Avenue include folk singer Judy Collins and novelist Herman Wouk.
- 845 West End Avenue was the subject of a lawsuit over the forced eviction of a couple who were tenants of the building prior to its conversion into condominiums. Although this couple had reached an agreement with the building’s new owner to vacate their apartment, a court ruling in favor of tenants on a similar case months later caused the couple to file suit in an effort to get out of their agreement. A lower court sided with the tenants, but in January of 2011, the New York state appeals court ruled in favor of Sterling American Properties.
