Bedford Promenade, though being extremely young by any rubric one chooses to use, is still a building that has gone through a lot in a short span of time. Located in the Baldwin Hills area of Los Angeles, the building is actually one in a matched set of two; its sister building, the Bedford Parc, stands right beside it. An interesting note is that while Promenade has more units then Parc, the latter's units are bigger on average, thus balancing out the seeming disparity that might make itself known if one happens to look at the specs none too closely.

Built close to the upscale neighborhoods of View Park and Windsor Hills, there really was no obvious reason why the sales process should not have been successful. Unfortunately, real estate economics are significantly more complex than many people think, and so it came to pass that both Bedford Parc and Promenade found themselves under Chapter 11 bankruptcy protection in 2009, shortly after they were put on the market.[1]

Luckily, however, a Los Angeles investment firm, Karlin Real Estate, purchased both buildings, and ever since then it has been business as usual for the two buildings, price drops in the darker days aside. With an excellent neighborhood, attractive designs, and well equipped units, Bedford Promenade has emerged as an excellent choice for anyone in the market for a home, particularly small families who want room to grow and thrive.


Bedford Promenade is located on 3740 West Santa Rosalia Drive in Baldwin Hills. Founded by Elias J. Baldwin, a 19th century horse racer, Baldwin Hills stands proudly as one of the wealthiest African-American communities in the United States.[2] Historically, it is probably best know for being the home of the first Olympic Village to house male Olympians in the 1932 Summer Games. On a more contemporary note, it is also home to Village Green, a condominium complex on the National Register of Historic Places.

As befitting such a family oriented community, there are a variety of schools near Bedford Promenade, many under a mile away. For those who want to have fun and enjoy the neighborbood, there are many shops and restaurants nearby to serve the residents. Plenty of these are within walking distance, as the Walk Score of 83 can attest to, so a car is not strictly necessary; cyclists should take note, however, that the area has steep hills, and specialized bike lanes are somewhat scarce.[3] There are also a number of bus stops within the vicinity, though no light rail service.

Finished in 2009, Bedford Promenade is a very young building compared to many others out there. Nevertheless, it shares many of the same characteristics; it is a traditionally constructed dwelling with a concrete foundation, with plenty of amenities for residents. It was developed by the Bedford Group, a firm that specializes in the revitalization of urban environments, something that probably influenced their choice to build in Baldwin Hills.

It shares a tremendously similar appearance with Bedford Parc, but as stated earlier, the unit count and arrangement differ between the two condominiums.

Layout and Features

Bedford Promenade has a total of 102 units available; they come in one or two bedroom configurations. The units range in size, going from 730 square feet to 1040 square feet. There is also 9500 square feet of space earmarked for dedicated commercial/residential use above Bedford Promenade's parking garage.[4]

The units come generously equipped, with stainless steel appliances, tile flooring, wood stained cabinets, and granite counter tops only being some of the features available. Building features include underground parking and a visual intercom system.

Unfortunately, there is no record of Bedford Promenade being constructed with sustainability in mind, though it is no worse than many of its contemporaries. Thus, it falls on the residents to help the environment; luckily, with many services and businesses within walking distance, they can easily avoid using a car for most errands. Alternatively, they could make use of the available transit as well. Finally, making the decision to actively recycle and reduce their home energy consumption would go a long way toward reducing their carbon footprint.
