Background

The Wilshire Corridor
Wilshire Boulevard was mostly lined by apartment buildings until the late 1960s, when the concept of condominium homes arose, leading to a rush of building conversions. Once the opportunities for apartment conversion dried up, high-rises condos were built from scratch, some reaching up to 27 floors in height.

The area became known as “the Wilshire Corridor” because the meandering road and tall properties seem to carve a corridor through the Westwood area. There are more than 30 high-rise, multifamily buildings now lining this stretch of road.

Blair House, built in 1989, is a full-service condominium that rises above many of its neighbors to offer sweeping views from Downtown Los Angeles to the Pacific Ocean and from the Hollywood Sign to Catalina. This contemporary high rise with modernist architecture offers 128 units, most of which are large two and three bedroom apartments, on 28 floors.

The attractive octagonal building is laden with every amenity to allow for a lifestyle of luxury and attracts celebrities and successful Angelinos alike. The Blair House is one of the few buildings on the Wilshire Corridor with a tennis court.[1]


Location

Located at the corner of Wilshire Boulevard and Warner Avenue on Wilshire Boulevard's “Millionaire Mile”, the area and is surrounded by the “the golden triangle” of Beverly Hills, Bel Air and Holmby Hills. Its close proximity to Century City, Beverly Hills & the Westside is a location that can’t be beat. The sinuous row of high rise buildings afford incredible views in all directions.  Many of these buildings have full amenities and maids services can also be purchased in some of the buildings.

The wide boulevard was part of the 4,400 acres granted to Spanish soldier Don Maximo Alanis in the 1820s, and was named for developer Henry Gaylord Wilshire, who arrived in 1884. By

the 1920s, the Janss Investment Corp. began developing the area surrounding Wilshire Boulevard including Westwood Village, UCLA, Holmby Hills and the residential area to the south, then dubbed “Westwood Hills.”

For first-time buyers and renters, the downside is the cost. Condominium association dues range from about $400 to over $4,000 a month, which is in addition to taxes, mortgage and insurance. Older Buildings have units selling for around $500,000.00 with some units reaching upward of three million. Newer projects generally start in the $2,000,000.00 range. Rents start at about $1,000 for a 350-square-foot studio. Some units built before 1978 are subject to rent control under city of Los Angeles law.[2]

There are several cafes, restaurants, theaters, libraries and schools within a 15 minute or less walk and a number of bus routes run nearby. 10601 Wilshire is rated 'very walkable' with a walk score of 65/100 and also a transit score of 62/100 and a bike score of 64/100.[3]

Construction

Construction on Blair House was completed in 1989. Construction began in 1982 but was halted for a period during the recession due to bankruptcy of the original developer.

The steel frame sat open to the elements and rusting for many years during the real estate bust on Wilshire Boulevard. It was originally known as The Evian but the name was changed when new developers acquired the property and construction resumed.[4]

Sustainability

Having been built in the 1980s, 10490 Wilshire Boulevard was not designed to be "green".

Residents who wish to live a greener life can make personal lifestyle changes such as switching to CFL or LED light bulbs for their homes, recycling as much waste as possible and by limiting the use of a car for their day to day needs.

With a good walk score and many shops, restaurants and cafes nearby, most errands can be accomplished on foot.

Easy availability of several bus routes means that cars can be left in the garage on occasion.

Trivia

Milton Berle
  • Korean rapper and internet sensation Psy recently purchased a unit at Blair House. The unit, a two bedroom, two and a half-bathroom condo on the south side of the building, had been listed on the market for $1.25 million.
  • Another notable resident was actor and comedian Milton Berle. As the host of NBC's Texaco Star Theater from 1948 to 1955, he was the first major American television star and was known to millions of viewers as "Uncle Miltie" and "Mr. Television" during TV's golden age.[7]
  • Sidney Kibrick is a resident of Blair House. Born July 2, 1928 he is a former child actor, best known for his role in the Our Gang short subjects series from 1935 to 1939. Kibrick portrayed "Woim", the sidekick of the neighborhood bully "Butch"
