The Evelyn development is built on a natural hillside

West Vancouver is more well known for its extravagant multi-million dollar homes than condominiums. That is going to change with the construction of the Evelyn development. This project has been fraught with delays after its previous developer went into receivership and defaulted on its $20 million mortgage. The Onni Group has since taken over the project and the first units are due to be ready by 2014.

Its unique design encompasses the natural topography of the lot its situated on to create six story developments that rise with its slope. Evelyn is meant to provide an alternative for families and young professionals looking to live in a condominium or townhouse outside of downtown Vancouver.

Of all the cities that make up the lower mainland, West Vancouver is truly a gem, featuring an abundance of preserved old growth forest and unspoiled shoreline. Once reserved primarily for the ultra rich, Evelyn will allow this wealth of beauty to be accessed on a more modest budget.

Its location next to the Park Royal Mall and Lions Gate Bridge ensures residents that they will have plenty of access to all the necessary amenities and are still within an easy reach to downtown Vancouver. However, this location will also ensure an easy getaway to the North Shore Mountains, Whistler as well as the natural splendor preserved by the District of West Vancouver. Truly giving Evelyn residents an all encompassing Vancouver lifestyle.

Though just across the Lions Gate Bridge from downtown Vancouver, the City of West Vancouver has its own independent entity. It has its own mayor and civic government and even its own police force. It has a slower pace feel to it and West Vancouver residents (primary of an older demographic) prefer it this way. West Vancouver is also built on a mountainside, a natural amphitheater over looking the Burrard Inlet and Georgia Straight.

The site of Evelyn is right beside Taylor Way, the major corridor linking West Vancouver to the mainland via the Lions Gate Bridge. It also offers direct access to the Sea to Sky Corridor and Horseshoe Bay via the Trans Canada Highway. Evelyn is located next to the Park Royal Mall, Canada's first shopping mall and still one of the lower mainland's largest. Park Royal has everything to keep even the most seasoned shopper happy. It is at one of the epicentres of West Vancouver, featuring restaurants, pubs, grocery and hardware stores and an extensive list of designer and specialty shops.

Evelyn is also close to Ambleside Park, a beachfront park that is great for families. A short commute up Marine Drive is the natural oasis of Lighthouse Park. This park rivals Stanley Park in age and majesty. First charted and named by the cities founder Captain George Vancouver, this area was set aside as a necessary dark background for the lighthouse. It is home to some of Vancouver's only remaining old growth forests with some trees in excess of 500 year old. This park is easily accessed by public transit accessed a short walk away from Evelyn.[1]

Developers rendition of how they believe Evelyn will look

The architecture of Evelyn is meant to pay homage to late West Coast based architect, Arthur Erickson. Units consist of one to four bedrooms that will be constructed in one of five six story buildings planned for the sight. Keeping in line with Erickson's style, units will be made primarily of concrete with floor to ceiling glass windows and 700 square feet terraces.

The units will feature contemporary open interiors with granite counter tops and hardwood floors. Unlike other condominium developments that are meant to stand out, Evelyn will be made to blend in with its natural surroundings. This will be accomplished by using the site's natural contours with extensive landscaping. In doing so, Evelyn will offer a natural reprieve from an otherwise urban lifestyle. [2]

Layout and Features

While the ground has just broken for this development, Onni has promised that units will have top of the line features such as:

  • hardwood floors
  • wool carpeting
  • stainless steel sinks and appliances
  • granite counter tops
  • large terraces

The Onni Group is ensuring that all steps are taken to make Evelyn their most sustainable project to date. Units will be designed to minimize their total energy and water usage. The latest and most efficient appliances will be used.

Energy efficient lighting will be utilized throughout individual units and common areas. Pedestrian walkways and proximity to transit will also help reduce transportation energy usage.

Local materials are being used for the construction of Evelyn and where possible recycled or re-manufactured materials will be used. The Onni Group will also recycle as much building waste as possible.

Storm water management principles and the preservation of green spaces will also aid in Onni's goal to make Evelyn as sustainable as possible. [5]

Evelyn fell into receivership in 2009

Though construction has just recently resumed, this development has been in the works since 2006. The Millenium Group first began work on Evelyn, though they would eventually fall into receivership after defaulting on a loan incurred during their development of the Olympic Village in False Creek. By this point, development on Evelyn had ceased and early buyers were given their deposits back.

The Onni Group would become the new owner of the project in 2011, attracted by this unique project. Ground was officially broken in May 2012 and presales have resumed. The total cost of the project is estimated to be $400 million. [6]

Evelyn is located near the foot of the Lions Gate Bridge. This bridge was constructed over a year and a half by the Guinness family, (that Guinness family known for their tasty beverages and book of records) and opened in 1938. West Vancouver grew substantially afterward and the Guinness family gained a healthy return on the property they purchased in West Vancouver. Today, Vancouverites have a love/hate relationship with the bridge. They love it because it is an internationally recognized landmark and a beautiful drive. They hate it because it has just three lanes, leaving motorists with excessive wait times during rush hour.
