Lynn Terrace II has recently undergone a large scale regular maintenance repair project that encompassed over $300,000 worth of exterior upgrades, including new wood siding, new roof, new balconies, new front stairs and entrance.[1]


The area is nestled between Mount Fromme and Mount Seymour. Residents in this area are close to skiing and biking trails, along with many other outdoor pursuits.


As the area is surrounded by mountains, it experiences a very different climate than those communities only a short distance away. Lynn Valley experiences hotter summers and receives more snow in the winter. It also has a greater rainfall due to the rain shadow effect because of its location on the Leeward side of the mountain. Warm moist air from the coast is pushed by the prevailing westerly winds towards the mountains and up the side. As the moisture-laden air rises, the air cools causing water vapor in the air to condense in the form of rain or snow.



Location

Walking distance from Lynn Terrace II, residents can reach the North Vancouver District Public Library, Winners, Safeway, The Black Bear Pub, and Lynn Valley Shopping Center, and new Town Centre development.[2]

The nearby shopping Town Centre Village offers many market and shop choices and feature several financial services which include the Toronto Dominion Bank, the Canadian Imperial Bank of Commerce, a branch of the Royal Bank of Canada, Scotiabank, and Blue Shore Financial. Excellent food choices can be made a Brown's Social House restaurant, or stop in at the more popular and familiar family restaurants like Subway, McDonalds, Quiznos, the Dairy Queen, or have teen-burger at A&W. The Town Centre also offers a Delaney's Coffee House (known for their involvement in community events), Lynn Valley Optometry, a large Save-On Foods store, Kin's Fresh Produce, and a government liquor store.


Health services within the village include all medical and dental professional services, a Shopper's Drug Mart pharmacy, and a Yyoga fitness studio.[3]


A short journey down Lynn Valley Road brings you to the Lynn Canyon Park. The park features a suspension bridge across a gaping chasm, an ecology center, and hiking trails. 30 Foot Pool is located off of the Pipe Bridge trail about a 10 minute walk after crossing the suspension bridge. It is a popular destination featuring a naturally water-carved pool fed by crystal clear water upstream from the water falls.


Daring children and even a few adults leap from the surrounding rock faces, reaching 40 feet and overlooking the pool. They plunge into the refreshing water and scramble back up the rocks for another attempt. There are picnic areas surrounding the pool and around the tourist centre, a perfect place for a picnic. At the ecology center, opened in 1971, a history of the the canyon's formation is presented along with a description of the local fish, bugs, birds and much more.


For those needing to burn some energy, the Karen Magnusson Recreation Centre is the perfect place to go. It has a swimming pool, a large ice rink, and many clubs and programs to join.

Construction

The building is a wood frame structure clad with exterior cedar siding. Cedar is a durable wood product used first by First Nations people to build their houses for centuries and is now a common material for more modern construction.


It outlasts many other siding materials and is biodegradable when its useful life comes to an end. Cedar does require maintenance and must be sealed, stained, or painted on a regular basis, typically needing to be re-surfaced every 3-5 years.

It should also be considered that some insurance companies will charge more due to the increased risk of fire. Also, unprotected cedar is subject to weathering due to the elements. On Vancouver's west coast, rain is a big concern. Warping, cracking and fading are all common side effects when the cedar is not properly maintained.


With that said, however, Lynn Terrace II is not equipped with rain screen technology, a construction technique prevalent in wet areas, designed to ventilate outside surfaces of structures to avoid moisture build-up during inclement weather.


The foundation is laid with a reinforced concrete perimeter. The advantage to concrete is that it is extremely strong in compression and the reinforcing steel can be placed according to where it is needed and how much is needed due to the magnitude of the shear and moment forces. In general, this is an advantage that concrete has over wood, which must be designed continuously for the greatest forces.


One area of weakness with concrete is tension. British Columbia experiences considerable earthquake activity. Old houses in particular, have a tendency to fall off the foundation in the event of an earthquake. Lower magnitude seismic events affect shorter buildings as the frequency of the building is more likely to match the frequency of the earthquake. A larger earthquake doesn't necessarily mean more damage. It all depends on the frequency of the earthquake matching the frequency of the building. Many tall buildings would be safer during an extremely high earthquake opposed to a medium-high earthquake.


Concrete is also susceptible to cracking, spalling, and efflorescence. All of these are caused by water ingress. Cracking occurs when water is trapped within the concrete. When temperatures cool close to freezing, it causes water to expand. Spalling is caused by water expansion as well, but takes place on the surface of the concrete. It creates flakes as opposed to cracks. These events create structural concerns.


Efflorescence happens when water is carried all the way through the concrete. With it, there are minerals and salts. As the water reaches the inside face of the concrete, it evaporates and leaves a white film behind on the face of the concrete. This is not a structural concern, it is just unsightly.

The area is surrounded by many trees and the sounds of the Hastings Creek. The suites are very large and private. Most suites are over 1,000 Square feet and are made up of unique two bedroom and two bathroom homes with in-suite laundry. This neighbourhood easily meets local demand for first time home-buyers or empty-nesters. These homes are attractive because of their size, privacy and proximity to services, amenities plus all levels of public school education from pre-school and kindergarten to Grade 12. Pet owners will love the nearby parks and trails.


Many of the ground floor suites offer large patio areas of 400+ square feet. Second and third floor homes often have wrap around large balconies for indoor/outdoor living. Many current home owners at Lynn Terrace II purchased during original construction and still live there today.


Re-sale homes at Lynn Terrace II, if not already renovated to current decor, are usually done by the new owner, maintaining the value. It is common to require renovations in a building of 25 years of age. With the large layouts, some homeowners are able to renovate a two piece powder bathrooms into a full bathroom by including a shower.


Most of the units have gas fireplaces. A new gas insert can provide comfort of your own furnace during the winter months and help keep heating costs low.

Sustainability

Since this building was constructed in the late 1980s, no sustainable practices were used. The owners do maintain the surrounding trees and do their best to preserve the green space.


The District of North Vancouver has an official community plan to promote a sustainable community. Their website provides a PDF file outlining the plan and phases.[5]


North Vancouver anticipates 40,000 more people by the year 2030. To accommodate this, enhanced transit, active transportation, district energy, and a sustainable corridor will need to be introduced.


There are always ways for individuals to reduce their impact on the environment by following simple common sense practices such as turning off lights and reducing water use.


Trivia

  • Lynn Canyon opened in 1912 and has grown from 12 acres to 617 acres with trees from 80 to 100 years old. It is one of the largest parks in Vancouver.
  • The suspension bridge is 50 meters high and towers high above a second-growth rain forest, spanning a fast moving water fall.
  • They canyon erodes at less than 1 centimeter a year.
  • The largest Douglas Fir tree was once growing in the area.
  • In 1891, a Letter Patent was issued in the name of Queen Victoria establishing the Municipality of the District of North Vancouver.
