One Harbour Green is the first of three exquisite buildings built that make up Harbour Green Place, Vancouver's entry into five star residential developments in Coal Harbour. It was completed in 2005 with Two Harbour Green selling three years later in 2008.
The Penthouse suites in both buildings fetched record prices at their time of sale. Three Harbour Green started selling most recently in 2012. ASPAC Developments transformed an eight acre waterfront rail yard into the upscale, prestigious, sought after waterfront property you see today.
Coal Harbour, home to One Harbour Green, got its name back in 1862 when Captain Vancouver saw the coal seams in the bluff above the harbour. West Hastings Street, running east west near the waterfront, a couple blocks south of West Cordova Street, is approximately where these seams of coal were located.
The Coal Harbour sea-walk winds its way along the waterfront directly in front of the Harbour Green complex starting at the Harbour Air facility next door. The incredible architecture of the new, west building of the Vancouver Convention and Exibition Centre is just east of Harbour Air and a couple of minutes walk away. Coal Harbour Community Centre, Canada Place, Burrard and Waterfront Sky train stations are all within short walking distance.
This building is separated from the water by an open grassy area and the sea-walk so unobstructed views are found from every home and floor facing north, east and west. There are views of Stanley Park, North Shore mountains, the marinas, ocean, float planes, and the Convention Centre.
ASPAC Development, architect James Cheng and Marathon Realty who is the real estate arm of Canadian Pacific Railways, developed a joint venture partnership resulting in construction of One Harbour Green starting in 2003.
This 23 level building has concrete construction, concrete exterior finishing and a glass and travertine tower. This project was designed and constructed to be of the highest quality for the most discerning customer and was the first of three such buildings in the Harbour Green Complex.
Layout and Features
One Harbour Green has only 47 suites on 23 floors and 8 townhouses. They range in size from 1700 square feet for a two bedroom home to 5600 square feet for a two level penthouse. There are 161 parking spots for 55 homes and visitor parking. The whole P3 floor is dedicated to private, exclusive upscale amenities.
Massive floor to ceiling windows that wrap around east, west and north offer unobstructed views and privacy. Yachts at the Vancouver Yacht Club can be seen by residents of One Harbour Green. The virtual golf room is a great way to stay in shape and great example of the detail the architects and developers have put into this building.
Floor plans are not readily available to the public for this exclusive offering.

Compared to other more average condominiums in Vancouver, there are more spacious decks and open spaces at One Harbour Green perfect for barbecues and gatherings.
Two pets are allowed and there are no age restrictions.
There is little evidence to suggest that the building incorporates many sustainable elements. The floor plans are larger than average, there is a lot of space reserved for parking spaces and visitor parking and it seems no convenience is spared.
However, the windows and appliances are energy efficient, amenities are close at hand, and the roof top garden helps with the building's cooling systems. The walk score is 100 out of 100 suggesting that most things are within easy walking distance.
- Howard Hughes, resided in the top two floors of the Bayshore Inn (Westin Bayshore) for 5 months and 28 days in the 1970s. His staff lived in the two floors below him and protected him from any exposure to the public. The Hughes Suite in the modern day Bayshore is much in demand, even priced at up to $2,500 a night. 
- The six floating homes in Coal Harbour, along with the twelve in False Creek are the only legal floating homes in the city of Vancouver
- The eight acre parcel of land that is now Harbour Green Place, was frozen from development in 1993 until an agreement was in place to address existing floating homes and live on board boats in the areas marinas. Residents were guaranteed extended leases and the project went ahead in 2003.
