Background

Q is a mixed use building built on "Site 4" which was purchased in 2000 for $2.3-million by Seagate Ventures. Q was built the following year by Seagate Ventures and Fairmont Pacific Properties. It is also home to the North Vancouver Chamber of Commerce on the retail level.

Location

Q is located just West of Lonsdale and is less than a five minute walk to Lonsdale Quay, the SeaBus to downtown Vancouver and the Lonsdale Quay bus depot. Within walking distance are shopping, banks, a grocery store, cinemas, restaurants, and on the same block is the John Braithwaite recreation centre. The Jack Loucks memorial park is to the West of Q.

Construction

Q was built as the first of a number of projects initiated by Seagate Ventures aimed at revitalizing North Vancouver's Lower Lonsdale neighbourhood. Q is an example of modern architecture and would generally be considered a mid-rise building. Q was constructed in concrete and is cladded with brick exterior. Q was built to house 2 elevator shafts.

Layout and Features

Q features a number of layouts, all of which are 1 and 2-bedroom suites ranging from 581 square feet to 1,255. Most suites feature either a city, ocean or mountain view and all suites feature a natural gas fireplace and in-suite laundry equipment. There are two penthouse-level suites.

Q allows for rentals, but restricts them to just 10% of the suites at a time. Both cats and dogs are permitted, and there are no age restrictions. Barbecues are permitted on outdoor balconies. Hardwood flooring is permissible, providing that sufficient underlays are used to mitigate sound transference.

Sustainability

Q is a participant in Metro Vancouver's recycling program and separates recycling into newsprint, mixed paper and plastic and glass. With a walk score of 93 out of 100, close access to public transit and by offering secure bicycle storage, Q residents don`t have to rely on their cars in every aspect of day to day life.
