Background

Lakeshore East

Regatta on Waterside is located on what used to be land used by the Illinois Central Railroad yards before eventually becoming the Lakeshore East planned community. After the second world war, the railroads sold some of their air-rights.

For years the rail yards were vacant except for a nine hole golf course. The course closed in 2001 and the area was set to become part of the Illinois Center. Eventually plans developed to have a triple level street system while creating a pedestrian friendly neighborhood. [1]

Today, there is a central market within the Lakeshore East community. It was designed with LEED silver certification and features a green roof. The market occupies more than 100,000 square feet and houses up to 14 tenants.

Some of Chicago's tallest and most architecturally impressive buildings are located within the community. Some include Aqua, 340 On The Park, Lancaster, and of course, Regatta.


Location

Regatta on Waterside is in the Lakeshore East neighborhood. Across the street is the river walk and other walking paths that run along the shore of the lake. The neighborhood is known to be quiet and residential, yet right in the heart of Chicago.

The master plan for Lakeshore East has won the National Honor Award for Regional and Urban Design. It was also honored as the best park in Chicago by Chicago Magazine. In 2008, International Real Estate declared the Lakeshore East master plan to be the recipient of the FIABCI Prix D'Excellence International award, making it the only American winner of international design excellence. The Shedd Aquarium, the Planetarium, the Fiels Museum and Navy Pier are all popular destinations for residents looking for a day out and for tourists traveling from all over the world.

Within walking distance are numerous amenities that make daily errands possible without the use of a car. Conveniences include Caffee Rom restaurant, Near East Side coffee and Mariano's groceries. The transit in the area is extremely efficient with 34 bus and 8 rail options within walking distance. As for bike riders, the terrain is very flat and there are great lanes. [3]


Construction

Regatta has an intriguing form and shape that was designed to recreate the Chicago River and Lake Michigan beauty with its undertone blue hues in the unique curving wall. The two other portions step up with unequal increments. One of the portions appears shorter and fatter while the other is taller and slimmer.

The building is a cast-in-place concrete structure that sits on deep foundations. There is an eye-catching contrast between the aluminium composite panels and the aluminum curtain wall.

A cylindrical curtain wall tower rises twenty feet above the main roof structure and faces to the north, providing the best views of the great lake.

The heating and cooling in the residences is provided by a 4-pipe vertical fan coil system. [4]

Sustainability

Lakeshore East is one of the greenest communities in Chicago and has extensive plans to make the community even greener. The master plan includes maximum views, easy access to parks, a six acre botanical park centerpiece with a children's playground made from recycled tires, 15 green roofs, and many LEED certified buildings.

Magellan has also takes initiates outside of the physical development to encourage a green community by encouraging the support of earth hour, providing recycling programs and green cleaning supplies, using electric communications when possible to reduce paper use, and encouraging employees and residents to bike or walk to work.   • In the past there were proposed plans to expand the fitness center in Regatta. Unfortunately, this expansion would need to be approved by 2/3 of the condominium association.
  • The north view is the greatest because the Chicago River, Navy Pier and skyline can be seen. In the other directions, the views are nice but there are a few obstructions due to neighboring buildings.
  • The Developer sold bonds yo pay for land improvement work such as parks and sewer system. As a result, residents are paying an additional tax. [9]
