The Talisman is a concrete highrise in North Vancouver's Lower Lonsdale Neighbourhood. Built in 1975, this building has been one of Lower Lonsdale's most iconic and most popular buildings for both residence and investment.
Featuring 152 units, the Talisman has 8 basic floorplans ranging from 499 square foot studio units to 831 square foot 2-bedrooms.
The Talisman is in the Lower Lonsdale neighbourhood, located at 2nd Street & St. George`s Avenue It is one block to the East of North Vancouver City`s main street, Lonsdale Avenue. Lonsdale Quay, and the Seabus footpassenger ferry to downtown is about a five minute walk away. The Talisman sits on a large lot, extending approximately 120 metres from St. George`s Avenue West towards Lonsdale.
Aside from the land occupied by the building itself, the rest of it is above-ground parking (in addition to underground parking) and a large enclosed common garden. This is in addition to a community planting garden across the street.
Talisman was built in 1975, originally having been approved by the City of North Vancouver as a rental apartment building. During the construction of the building, however, the developer, Dunhill Developments, applied to stratify the building and in turn sell off each of the units. The provincial government ceded this request in April of 1976 over the expressed objection of North Vancouver City Council.
The Talisman is constructed as a concrete highrise, built in the modern architecture style. All supporting walls are concrete, as are some of the exterior sides. The exterior siding on all four walls of the building featuring windows are sided with concrete-based stucco.
Layout and Features
Talisman features a simple layout of eight suites per floor. There is one studio suite floorplan at 499 square feet, six 1-bedroom plans ranging from 585 to 665 square feet, and one 2-bedroom plan at 831 square feet.
While there is a "20th" floor at Talisman, it is in fact a 19-storey building, as keeping with superstition, there is no 13th floor.
Talisman`s amenities include underground parking, visitor parking, storage lockers, bicycle storage, shared laundry, a large common garden, and a guest suite which can be rented out. Talisman also has a full time live-in caretaker.
Talisman has no restriction on rentals and allows for either up to 2 cats, or 1 dog under 25 pounds. There are no age restrictions, and BBQing is permitted. Laminate and hardwood flooring is permitted on the condition that proper soundproofing underlay is used.
Talisman has a [walk score http:www.walkscore.com]of 92, secure bicycle storage and ready access to public transit, so residents at Talisman do not need to rely on their vehicles to get around. There is a City of North Vancouver-owned community planting garden across the street from Talisman where people with plots can grow their own vegetables.
The highest price ever paid for a suite in the Talisman was for a 2-bedroom which sold in 2010 for $387,000.
